Using this website

This site is provided for information. Prices, ranges and timescales published here are general guidance for the Rosharon and north Brazoria County market, collected on the dates stated on each page. They are not offers and they are not quotes. A quote is a written line-item document issued for a specific property after somebody has inspected it.

Quotes and estimates

Written quotes are valid for 30 days unless stated otherwise on the document. Metal roofing quotes are valid for 30 days and no longer, because panel steel pricing moves. A quote covers the scope written on it. Work that turns out to be necessary and is not on the scope, most commonly decking replacement, is priced at the per-unit rates stated on the same document, and is confirmed with you with photographs before it is carried out.

Work, permits and certification

Where a permit is required, we obtain it. Where windstorm certification applies, we enrol the work with the Texas Department of Insurance and coordinate the inspection. The certificate itself is issued by TDI, not by us, and TDI decides whether work meets the code. We cannot guarantee the outcome of an inspection carried out by a public authority, though a job built to the specification on your scope should pass one.

Warranties

Manufacturer material warranties are provided by the manufacturer under their own terms and are registered on your behalf where the product allows it. Our workmanship warranty is separate, is stated in writing on your contract, and covers the installation rather than the materials. Neither covers damage caused by later storms, by other trades working on the roof, by alterations made by others, or by failure to maintain the roof.

Insurance claims

We document damage and produce scopes of work. We do not act as a public insurance adjuster, negotiate claims or advise on policy interpretation, because in Texas a contractor may not act as a public adjuster on a job they are contracting for. We will never pay, waive, rebate or credit your insurance deductible; doing so is a Class B misdemeanour under Texas House Bill 2102 for the contractor and exposes a participating homeowner as well.

Payment

Payment terms are stated on your contract. We do not ask for full payment in advance. A deposit may be required to order material on non-stock items such as metal panel, tile and specialist products.

Cancellation

Where the law provides a right to cancel a contract signed at your home within a stated period, that right applies and is set out on your contract.

Liability

Nothing in these terms limits liability for death or personal injury caused by negligence, or for anything else that cannot lawfully be limited. Otherwise our liability in connection with any job is limited to the value of the contract for that job.

Governing law

These terms are governed by the laws of the State of Texas, and the courts of Brazoria County, Texas have jurisdiction.
