Full tear-off & replacement
Roof Replacement in Rosharon, TX
A full roof replacement on a typical Rosharon home costs $8,000 to $18,000 in 2026, takes one to two days on site, and in Brazoria County it needs a windstorm certificate at the end of it if you want to keep TWIA coverage.

Roof replacement means stripping the old covering down to the wood decking, repairing or replacing whatever is bad underneath, and building the roof back up in layers. On a Rosharon house that is roughly $8,000 to $18,000 all in, or $400 to $600 per square for architectural shingle where a square is 100 square feet. Most subdivision homes in the 77583 measure 20 to 32 squares.
Nobody here will quote you a layover. A second layer of shingles on an existing roof is legal in some jurisdictions and it is cheaper on paper, and it is a bad idea on a Brazoria County house for two separate reasons. It hides decking you are about to pay for anyway, and it makes the roof effectively impossible to certify for windstorm, because an inspector cannot verify a nailing pattern he cannot see.
What goes into a Rosharon re-roof, in order
- Tear-off to the deck. Everything comes off. Old felt, old flashing, old pipe boots. Boots get replaced every time; reusing one is how a two-day-old roof leaks.
- Decking inspection and repair. Soft or delaminated sheathing gets cut out and replaced with matching thickness. Priced per sheet in your original quote so it is not a negotiation with a crew already on your roof.
- Dry-in the same day. Synthetic underlayment across the whole field, self-adhering ice-and-water membrane in every valley, around every penetration, and along the eaves. No deck is ever left open overnight on this coast.
- Drip edge, then flashing. Metal drip edge at eaves and rakes, new step flashing at every wall, new counter flashing at the chimney. Old flashing that is "still fine" is the second most common source of a leak on a new roof.
- Shingles, six nails per. Coastal Texas wants six fasteners per shingle landed in the manufacturer's reinforced nailing strip, not four. This is the specification that separates a roof which certifies from one which does not.
- Ventilation. Ridge vent cut and installed, soffit intake checked and cleared. A roof that cannot breathe cooks its own shingles.
- Clean-up, then paperwork. Magnet sweep twice, warranty registration, and the windstorm inspection enrolled with TDI.
How long does a roof replacement take in Rosharon?
Most Rosharon roof replacements take one to two days on site. A single-storey 22-square shingle roof off CR 48 is a comfortable one-day job with a full crew. A cut-up two-storey in Sierra Vista with four valleys and a chimney is two, sometimes three if decking turns up. Steep pitch adds time because the crew has to rope up and everything slows down. Tile and slate are a different animal again and get quoted separately.
The permit and the certificate run on their own clocks and do not hold up the work. Brazoria County asks you to allow up to twenty business days on unincorporated addresses, which is worth knowing if you are trying to close on a house.
What decides whether it is $9,000 or $24,000?
Four things, roughly in order of how often they move the number. How many sheets of decking have to come out, because that is labour plus material plus disposal. Pitch, because past about 7:12 the crew ropes up and productivity halves. Storeys, for the same reason plus staging. And penetrations, because every vent, every pipe, every skylight and every chimney is a hand-flashed detail rather than a run of shingle.
The material itself is the smallest lever of the four. Upgrading from a mid shingle to a premium one on a 26-square roof is a few hundred dollars. Discovering eleven sheets of rotten decking is a few thousand.
| Roof | Typical installed range | What sits behind the number |
|---|---|---|
| Single-storey, 20–24 squares, shingle | $8,000 to $12,500 | Simple hip or gable, low pitch, one or two penetrations |
| Two-storey, 25–32 squares, shingle | $12,000 to $18,000 | Staging, multiple valleys, chimney flashing |
| Large or complex, any size | $18,000 to $28,000 | Steep pitch, three storeys, cut-up geometry, tile or slate |
| Standing seam metal, per square | $800 to $1,400 | 24 gauge Galvalume, concealed clip, panel width |
| Decking replacement, per 4x8 sheet | $85 to $145 | Thickness match, access, how many sheets |
| Windstorm engineer inspection | $300 to $800 | Property size, TDI inspector or appointed private engineer |

The part of a Rosharon re-roof most quotes leave out
Brazoria County is one of the fourteen first-tier coastal counties in the Texas Department of Insurance designated catastrophe area. TDI's own wording is that re-roofs must comply with the required windstorm building codes to remain eligible for coverage through TWIA. Since April 1, 2026 the applicable standard is the 2024 IRC and IBC as amended by TDI.
So a re-roof here has a fourth deliverable alongside the shingles, the warranty and the invoice: a certificate of compliance, form WPI-8, issued by TDI against your address and searchable by anybody, forever. It also unlocks a building code credit worth 19% to 33% of the wind premium.
What a WPI-8 is, who needs one, and what happens if the last roof never got one.
Materials we actually install
GAF Timberline HDZ, CertainTeed Landmark and Owens Corning Duration cover most of what goes on around here, and honestly they perform within a whisker of each other in this climate when the nailing is right. GAF gets specified most often because the Master Elite warranty structure is the easiest to actually claim on. Underlayment is synthetic in the field with a self-adhering ice-and-water membrane at the details. Metal work is 24 gauge Galvalume on a concealed clip system with a current TDI product evaluation number, and if a supplier cannot produce that number the panel does not go on your house.
Can a DIY re-roof be certified?
In practice, no. The certification process depends on somebody qualified observing the work while it is open, and once a roof is finished the nailing pattern, the underlayment and the deck attachment are all invisible. The route back is a post-construction evaluation by a TDI-appointed Texas licensed professional engineer, which costs more, takes longer, and sometimes cannot conclude anything at all. Saving $6,000 on labour and losing wind and hail coverage on a $400,000 house is not a saving.

Roof replacement questions
How much does a new roof cost in Rosharon, TX?
A new roof in Rosharon costs $8,000 to $18,000 for a typical single-family home in 2026, and up to $28,000 for large or complex roofs. Architectural shingle runs $400 to $600 per installed square and standing seam metal runs $800 to $1,400. The cost guide has a calculator that works off your own square footage.
Do I need a permit to replace my roof?
It depends which side of a city line your house sits on. Rosharon addresses are unincorporated, so Brazoria County handles it through the Floodplain office in Angleton, and the county asks for up to twenty business days. A house three miles away inside Manvel goes through the city instead, on a different timetable. Either way it is our paperwork, not yours.
Can you put the new roof over the old shingles?
No, and we will not quote it. An overlay hides decking damage and makes windstorm certification effectively impossible.
What if you find rotten decking after you have started?
Decking replacement is priced per sheet in the original written scope, at $85 to $145 a sheet, so the only variable is the count. You get told the count and shown the photos before it goes on. The reason this matters is that mid-job decking is the single most common place a roofing bill runs away from a homeowner, and it only does that when the price was never agreed in advance.
How long will the new roof last?
Fifteen to twenty-five years for architectural shingle in Gulf Coast conditions, which is shorter than the printed warranty because Texas UV and heat age asphalt faster than the test conditions assume. Standing seam metal runs forty to sixty. Ventilation is the biggest single variable within those ranges: a roof over a 140-degree attic with blocked soffits will reach the bottom of the range and a properly balanced one will beat the top of it.
