Roofing in Damon, TX

Damon is twenty-four minutes west of us and it is the most rural part of our round, which means metal roofing, outbuildings, and a lot of housing old enough to be exempt from the windstorm rules.

Standing seam metal roof on a rural acreage property near Damon Texas

Damon is a small unincorporated community in western Brazoria County out toward FM 1462 and FM 36, surrounded by working agricultural land. It is also the site of Damon Mound, a salt dome that pushes the ground up into one of the few genuine elevation changes anywhere in a county that is otherwise flat coastal prairie.

The roofing here is not subdivision roofing. Houses sit on acreage, most properties have at least one outbuilding, and metal is common rather than exotic. A typical Damon job is a house roof plus a barn plus a workshop, with different systems appropriate to each and a single mobilisation covering all three.

Metal makes more sense out here than it does in town

Standing seam metal costs $800 to $1,400 per square installed, roughly double shingle, and it lasts forty to sixty years against fifteen to twenty-five. On a property somebody intends to hold rather than sell in five years, that arithmetic works, and rural owners are more often in that position than suburban ones.

Exposed-fastener R-panel is the other half of the conversation. At $450 to $700 per square it is genuinely the right product for a barn, a workshop or a hay shed. What it is not is a forty-year house roof: the neoprene washers under every screw head go brittle in this sun and the roof needs re-screwing somewhere around year twelve. Anybody selling exposed-fastener panel as a permanent house roof is leaving that out.

Older housing, and the exemption that comes with it

A good proportion of Damon's housing predates January 1, 1988, which exempts it from the windstorm certification requirement entirely. That is a meaningful difference from Iowa Colony or Manvel, where essentially nothing is exempt. It does not mean the roof should be built worse. It means the paperwork burden and the inspection cost may not apply, and it is worth establishing which category a property falls into before budgeting.

Damon is inside the windstorm programme

Damon sits in Brazoria County, one of the fourteen first-tier coastal counties in the Texas Department of Insurance designated catastrophe area. A re-roof here must comply with the windstorm building code for the property to stay eligible for wind and hail coverage through TWIA, and the certificate that proves it earns a building code credit of 19% to 33% off the wind premium. Houses built before January 1, 1988 are exempt.

Permits in Damon

Damon is unincorporated, so building permits run through Brazoria County's Floodplain office at 111 E. Locust St., Angleton on 979-849-5711. Two details the county publishes that catch people out on rural projects: allow up to twenty business days, and payment is cash, check or money order only, no credit or debit cards. Neither is a problem if you know in advance and both are annoying if you do not. County permit information.

Access and mobilisation

Long driveways, gates, livestock and soft ground after rain all affect how a rural job runs, and they are worth mentioning when you ring. A dump trailer that cannot get within a hundred feet of the roof changes the labour materially, and we would rather price it correctly than discover it.

Roofing questions from Damon

Do you cover Damon and the rural west of the county?

Yes, twenty-four minutes from the yard and inside the normal round. Rural jobs often bundle a house, a barn and a workshop into one mobilisation, which is cheaper than three separate visits.

Is exposed fastener metal good enough for a house?

For a barn or a workshop, yes. For a house, plan on re-screwing the whole roof around year twelve as the neoprene washers harden and the screws back off. Standing seam has no exposed fasteners at all, costs roughly double, and lasts forty to sixty years.

Does an older Damon house need a windstorm certificate?

Not if it was built before 1 January 1988. Structures older than that are exempt from the WPI-8 requirement for TWIA coverage. A lot of Damon's housing falls into that bracket, which is unusual across the rest of our service area.

How do county permits work out here?

Through Brazoria County's Floodplain office at 111 E. Locust St. in Angleton, on 979-849-5711. The county asks for up to twenty business days and takes cash, check or money order only. It is our job to handle, but the timeline is worth knowing if you are planning around it.
