Architectural & three-tab
Asphalt Shingle Roofing in Rosharon, TX
Architectural shingle costs $400 to $600 per square installed in Rosharon, where a square is 100 square feet. What decides whether that roof lasts twelve years or twenty-five is not the brand on the wrapper.

Ask three Rosharon roofers which shingle is best and you will get three different brands and the same underlying answer, which is that GAF Timberline HDZ, CertainTeed Landmark and Owens Corning Duration all perform within a whisker of each other in this climate. The variable that actually decides how long your roof lasts is the installation: fastener count, fastener placement, underlayment, flashing and ventilation.
Three-tab, architectural, or premium?
Three-tab shingles are the flat single-layer product that went on most of the 2008 to 2013 tract housing around here, and they are effectively obsolete for new work. They are lighter, rated for lower wind speeds, and they age visibly faster. If your roof is original to a Sterling Lakes or Caldwell Ranch build, it is probably three-tab and it is probably ready.
Architectural, also sold as dimensional or laminated, is the standard now. Two bonded layers, a heavier mat, better wind ratings and a shadow line that reads as a proper roof from the kerb. This is what goes on nine out of ten of our jobs.
Premium lines such as GAF Timberline HDZ with the reinforced nailing strip, CertainTeed Landmark Pro and the designer profiles that mimic slate or shake cost more per square and buy you appearance, a heavier mat and a slightly better warranty structure. Worth it on a house you are keeping. Not worth it on a rental.
The six-nail rule, and why it is the whole game here
Coastal Texas requires six fasteners per shingle rather than four, landed in the manufacturer's reinforced nailing strip. A four-nail roof looks identical to a six-nail roof from the ground and from your driveway. It fails a windstorm inspection, it voids the manufacturer's high-wind warranty, and it lifts in a 70 mph gust, which Brazoria County had plenty of during Beryl.
This is the specification most worth asking a competing quote about, because it costs almost nothing and it is invisible once the roof is on.
| Shingle type | Installed per square | Realistic life here |
|---|---|---|
| Three-tab | $330 to $450 | 12 to 18 years in Gulf Coast UV |
| Architectural / dimensional | $400 to $600 | 18 to 25 years installed well |
| Premium architectural (HDZ, Landmark Pro) | $550 to $750 | 22 to 30 years |
| Designer / synthetic slate profile | $700 to $1,100 | 25 to 40 years |
| Ridge cap, hip and ridge, per linear ft | $9 to $16 | Matched to the field shingle |
| Synthetic underlayment upgrade | $18 to $32 per square | Replaces felt, does not tear |
Installed prices collected July 2026 for the Rosharon, Manvel and Pearland area. A roofing square is 100 square feet. Life expectancy is what we actually see on Brazoria County roofs, which is shorter than the printed warranty period.
What goes under the shingles matters as much
Synthetic underlayment across the whole field rather than felt, because felt tears when the wind gets under it during the install and it wrinkles when it gets wet. Self-adhering ice-and-water membrane in every valley, around every penetration and along the eaves, which is the layer that keeps a wind-driven leak from becoming a ceiling. Metal drip edge at eaves and rakes, fastened not just laid.
None of these are exotic and all of them get left off cheap quotes, because they are invisible the day the job finishes.
Will my shingles certify for windstorm?
Only if the product carries a current TDI product evaluation for the applicable wind zone and it is installed to that evaluation, which in practice means the six-nail pattern. Brazoria County is a first-tier windstorm county, so an uncertifiable shingle roof puts your TWIA eligibility at risk. Ask for the evaluation number, and see the WPI-8 page for how the whole process runs.
What colour holds up best in this sun?
Lighter blends run cooler and show granule loss less, which matters more here than it does further north. Weathered Wood, Barkwood, Driftwood and the mid greys are what most of this market picks, and they hide the fading. A charcoal or onyx black roof looks sharp on the day it goes on and it will run hotter through a Rosharon August, which shortens the shingle's life at the margins and pushes your attic temperature up. If the HOA allows a lighter option, take it.
How many squares is my house?
Roof area is always larger than floor area because of pitch and overhang, usually by 15 to 40 percent. A 2,200 square foot single-storey Rosharon house is typically 26 to 30 squares of roof. The cost guide has a calculator that works this out from your square footage and pitch, and it uses the same figures as the table above.

Asphalt shingle questions
How much are shingles per square in Rosharon?
Architectural shingle costs $400 to $600 per square installed in Rosharon in 2026, three-tab is $330 to $450, and premium lines run $550 to $750. A square is 100 square feet and most local homes are 20 to 32 squares.
Which shingle brand is best?
GAF, CertainTeed and Owens Corning all perform comparably here, so the honest answer is that the installer matters more than the brand. GAF gets specified most often on our jobs because the Master Elite warranty structure is the easiest to actually claim against when something goes wrong.
Is four nails per shingle acceptable?
Not in Brazoria County. Coastal Texas requires six fasteners per shingle landed in the reinforced nailing strip, and a four-nail roof will fail windstorm inspection and void the manufacturer's high-wind warranty. It is also invisible once the roof is on, which is exactly why it is worth asking about in advance.
How long do shingles last in the Houston area?
Eighteen to twenty-five years for architectural shingle installed properly and ventilated properly, which is shorter than the printed warranty. Gulf Coast UV and heat age asphalt faster than the test conditions assume. Poor attic ventilation is the single biggest thing that pulls a roof to the bottom of that range, and it is fixable while the shingles are off.
