Fresno is thirteen minutes up FM 521 and it has something the master-planned towns around it do not: housing old enough that the roofs have been replaced two or three times already.

Fresno is unincorporated Fort Bend County, strung along FM 521 and Trammel Fresno Road, with established neighbourhoods that mostly went up between the 1970s and the 1990s. Ridgegate, Winfield Lakes and the older grid near the FM 521 junction are typical of it.
That age profile changes the roofing work substantially. A house on its third roof has accumulated three sets of decisions: layers that may or may not have been torn off, flashing that may or may not have been replaced, and ventilation that was probably never revisited. Two practical consequences. Your quote should not carry a windstorm inspection line, and if one appears on somebody else's quote, ask why. And if you are shopping across the county line, the certification requirement is a real cost difference between two houses that look identical.

Houses of this vintage were frequently built with turbines or a handful of box vents and soffit that was never properly vented, then had insulation blown in later that blocked whatever intake existed. The result is an attic running well above ambient through a Rosharon summer, which is both a cooling bill and a shingle life problem.
