What the annual visit covers
- Gutters and downspouts cleared, and checked for the overflow marks that tell you they are undersized rather than blocked.

Do shingle rejuvenation treatments work?
The honest answer is that the independent evidence is thinner than the marketing. Products that soak asphalt shingles in a maltene-based oil to restore flexibility are sold on the promise of adding five years to a roof for a fraction of replacement, and there is a plausible mechanism behind that. What there is not is a long record of third-party verification, and the treatments generally will not restore a roof that has already lost its granules, which is the condition most people are trying to solve. On a roof with five years left it may be reasonable. On a roof with two, it is not, and the money is better kept toward the replacement.
Should I pressure wash the algae streaks off?
Not with pressure. Those black streaks are algae, they are cosmetic rather than structural, and a pressure washer removes granules along with them, which takes real life off the roof. A low pressure soft wash with the appropriate solution is the correct method, at $350 to $700. If the streaks bother you, that is a legitimate reason to do it; if somebody tells you the algae is destroying the roof, they are overselling.
May checklist, before hurricane season

- Loose or lifted shingles refastened, especially along the ridges and rakes.
- Photographs of the roof and the house taken and stored somewhere off the property, so you have a documented before condition if you ever need to claim.
Does maintenance help with an insurance claim?
Indirectly, and more than people expect. A documented maintenance history makes it much harder for a carrier to attribute storm damage to neglect or to long-term wear, which is one of the commonest grounds for reducing a roof claim in Texas.
