Repairs & leak tracing
Roof Repair & Leak Repair in Rosharon, TX
Most Rosharon roof repairs cost $450 to $1,400. The expensive part is almost never the material. It is finding the actual failure, which is rarely above the stain on your ceiling.

A woman on Suncreek Ranch rang last October about a stain in her dining room ceiling that two previous companies had already been paid to fix. Both had sealed the area of roof directly above it. Both bills said "repaired". The water was coming in through a split pipe boot fourteen feet away on the other side of the ridge, running down the top of the decking, and dropping through at the first low point it found. Roof repair in Rosharon costs $450 to $1,400 for most jobs, and the whole skill is in that fourteen feet.
Water travels. It runs along rafters, wicks sideways across felt, and follows a wire or a duct for yards before it appears. Any roofer who quotes you a repair from a photograph of your ceiling is guessing.
What actually leaks on a Rosharon roof
- Pipe boots. The rubber collar around plumbing vents. Texas UV kills these at roughly year eight to twelve, well before the shingles are done, and it is the single most common leak we find. Around $250 to $450 to replace.
- Step and counter flashing. Where the roof meets a wall or a chimney. Often original, often reused by whoever did the last roof, and often the reason a re-roofed house still leaks.
- Valleys. Two slopes' worth of water in one channel. Failures here are usually underlayment rather than shingle, which is why a surface patch buys you a season.
- Backed-out nails. A fastener that works its way up through thermal cycling and tents the shingle above it. Cheap to fix, hard to spot, and easy to miss from the ground.
- Ridge vent. Damaged external baffle lets wind-driven rain straight in, and the leak only appears when the wind is in the right quarter.
- Movement cracks. This one is local. The Beaumont clay under Rosharon swells and shrinks hard with the seasons, foundations move with it, and the roof geometry moves too. Leaks where an addition meets the original roofline are frequently a symptom of that rather than a roofing defect, and patching without saying so is how a customer ends up calling three times.
How do you know whether to repair or replace?
Repair when the failure is one identifiable point on an otherwise sound roof. Replace when the damage is spread over more than about a third of the surface, or when the shingles are past roughly 80 percent of their rated life. The test that settles it in thirty seconds: lift a tab at the edge. A shingle with life left bends. One that is finished snaps, because the asphalt has lost its oils, and every nail you drive into it from then on is a future leak.
Age is a better predictor than appearance around here. A twenty-year-old Rosharon roof can look tidy from the kerb and still be brittle enough that walking it causes damage.
What a repair visit involves
Somebody walks the roof, then goes into the attic, because the underside tells you where the water actually arrives and the topside tells you where it might have started. Everything gets photographed. If the fix is small and we are already up there with the parts on the truck, it gets done that day. If it needs materials or the roof is wet, you get a written price and a date.
Diagnosis is free. Nobody pays us to be told what is wrong.
| Repair | Typical range | Notes |
|---|---|---|
| Pipe boot or vent collar replacement | $250 to $450 | The most common leak we find. Usually a same-visit fix |
| Single-point leak trace and repair | $450 to $1,400 | Wide range because half the cost is locating it |
| Step or counter flashing rebuild | $650 to $1,800 | Wall or chimney intersection, often original to the house |
| Valley repair with underlayment | $900 to $2,400 | Surface-only patching here buys a season, not a fix |
| Shingle replacement, small area | $350 to $800 | Colour match on an aged roof is approximate, always |
| Emergency tarping | $350 to $900 | Area covered, night call, whether the deck is safe to walk |
| Annual maintenance visit | $225 | Gutters, boots, sealant, photographed report |

One warning about repairs after a storm
If the damage came from a named storm and you intend to claim, get it photographed and documented before anybody repairs anything, including a tarp. A repaired roof is a roof an adjuster cannot assess. Tarping is fine and necessary, and it should be photographed going on. See how Texas roof claims actually settle before you sign anything with anybody.
What if the leak only shows up in heavy rain?
A leak that only appears in heavy or wind-driven rain is usually a flashing or ridge vent failure rather than a hole in the field of the roof. Vertical rain never reaches it; sideways rain does. If you can tell us the wind direction the last time it happened, the search area shrinks by about half, and that is worth real money on a diagnosis that is otherwise billed by the hour.

Roof repair questions
How much is a roof repair in Rosharon?
Most Rosharon roof repairs cost $450 to $1,400. A pipe boot replacement on its own is $250 to $450 and a valley rebuild reaches $2,400. The spread is wide because locating the leak is often more than half the labour.
Will you repair a roof that is nearly worn out?
Sometimes, and we will tell you plainly when it is a bad idea. Driving nails into brittle shingles creates the next leak. If the roof has a couple of years left and you need those two years, a repair is a reasonable purchase and we will say so. If it has three months left, spending $1,200 to buy them is not.
Can you match my existing shingles?
Approximately, never exactly. Shingles fade, manufacturers change colour blends, and a patch on a twelve-year-old Alvin or Rosharon roof will be visible if you go looking for it. On a rear slope nobody notices. On the front elevation it is worth a conversation before we start.
Do you charge for the inspection?
No. Diagnosis is free for homeowners.
Why does my ceiling stain keep coming back after a repair?
Almost always because the repair was made above the stain rather than at the leak. Water enters at one point and appears at another, sometimes yards away, after running along a rafter or a duct. The second most common reason around Rosharon is foundation movement: Beaumont clay shifts the structure, the roof geometry opens up again, and a sealant repair reopens with it within a year.
