Emergency Roof Repair in Rosharon, TX

If water is coming through your ceiling, ring first and read second. Emergency roof tarping in Rosharon starts at $350 and the phone rings in a truck, not a call centre in another state.

Blue emergency tarp fastened over storm-damaged roof decking at night in Rosharon TX

What to do until we get there

  1. Move what you can. Furniture, electronics, anything with a plug, out from under the water. Water and a ceiling light in the same room is the actual hazard here, not the carpet.
  2. Put a bucket down and a towel in it. The towel kills the noise and stops the splashing that spreads the damage sideways.
  3. If the ceiling is bulging, pierce it. Counter-intuitive, and correct. A small hole with a screwdriver at the lowest point of the bulge, bucket underneath, releases water that would otherwise bring the whole sheet down. A patched hole costs $60. A collapsed ceiling costs $2,000.
  4. Kill the power to that room at the breaker if water is anywhere near a fixture or an outlet.
  5. Photograph everything, now. Before the buckets, after the buckets, the ceiling, the wet floor, the outside of the house if it is safe. Time-stamped photographs are what your claim is built from.
  6. Stay off the roof. A wet roof at night is how people die, and there is nothing you can do up there in the dark that is worth it.
  7. Ring (281) 845-8668.

What emergency roof repair actually means

Emergency work is stabilisation, not a fix. The job at 11pm is to stop water entering the building. That is a properly fastened tarp, battened at the edges, run up over the ridge where it can be, and secured to survive the rest of the weather rather than the first hour of it. A tarp thrown over and weighted with bricks is not a tarp, it is a sail.

The real repair happens in daylight, dry, with materials, and after it has been photographed for whatever claim you may make.

How fast can you get here?

Inside about ninety minutes for Rosharon, Iowa Colony, Arcola and Manvel in normal weather. After a named storm, honestly, no. Nobody in this county can promise ninety minutes when four thousand roofs opened at the same hour, and any company that does is telling you what you want to hear. What we do instead is triage by severity and ring you back with a real time, and if somebody closer can get there sooner we will say so.

Two things not to do while the water is coming in

Do not make permanent repairs before your claim is documented if you intend to file one. Stabilise, photograph, then wait for the adjuster. A properly repaired roof is a roof nobody can assess.

Do not sign anything at 2am. Emergency work should be quoted as emergency work and nothing else. Anyone who arrives with a tarp and a full replacement contract in the same hand is not there to help with tonight. See how Texas roof claims settle.

When is a roof emergency not an emergency?

A slow drip into a bucket during a storm can usually wait for daylight, and waiting is often the better call because a dry roof is a safer roof and a cheaper visit. What cannot wait is water near electrics, a ceiling that is sagging or bulging, decking visibly exposed to the sky, or anything structural. Ring either way and describe what you can see. If the answer is "put a bucket under it and we will be there at seven", that is the answer you will get, and you will not be charged for the phone call.

Emergency roof repair questions

Do you charge extra at night?

Yes, $100 to $200 on top of the tarping price, and you are told the number on the phone before anybody leaves. Nobody arrives and then discovers a surcharge.

Should I put a tarp on myself?

Not at night, not in wind, and not on a wet roof. People are seriously injured doing this every storm season in Texas and the tarp usually comes off within hours anyway because it was weighted rather than fastened. From inside the house you can do more good than you can from on top of it.

Will my insurance pay for the emergency tarp?

Usually yes. Most Texas policies cover reasonable emergency mitigation, and many require you to take reasonable steps to prevent further damage. Keep the receipt and the photographs. Submit it as part of the claim rather than as a separate one.

My ceiling is bulging with water. What do I do?

Pierce it at the lowest point with a screwdriver and put a bucket underneath. It feels wrong and it is the right answer: you are choosing a small hole over a collapsed ceiling. Turn the power to that room off first if there is a light fitting anywhere near it.
