Roof Inspection in Rosharon, TX

A roof inspection worth having tells you four things: how many layers are up there, what the decking looks like from the attic side, how the roof is ventilated, and whether TDI has a windstorm certificate on file for the address.

Roofer inspecting granule loss and flashing during a roof inspection in Rosharon TX

Roof inspections in Rosharon are free for homeowners and $250 for a documented pre-purchase report. The difference is not effort on the roof, it is the paperwork: the pre-purchase version comes with dated photographs, a remaining-life estimate, a written scope of any work needed and a certificate records check, in a form you can hand to a lender or use in a negotiation.

What gets checked

  • Layer count. How many roofs are stacked up there. Two layers changes the tear-off price and rules out certification.
  • Field condition. Granule cover, brittleness, creasing, blistering, and whether a lifted tab bends or snaps.
  • Every penetration. Pipe boots, vents, skylights, the chimney. Boots are where most Texas roofs actually fail, at around year eight to twelve.
  • Flashing. Step and counter flashing at walls and chimneys, valley construction, drip edge at eaves and rakes.
  • The attic side. Half of what matters is not visible from the top: decking staining, daylight through the sheathing, insulation blocking the soffit baffles, and whether the ventilation actually works.
  • Gutters and fascia. Granule accumulation dates the wear, and soft fascia tells you water has been getting behind it.
  • Certificate check. Whether TDI has a WPI-8 on file against the address, which is public and takes a minute to look up.

How often should a roof be inspected in this climate?

Once a year, and after any named storm. Gulf Coast UV and heat age asphalt faster than the warranty test conditions assume, and the failures that get expensive are the cheap ones caught late: a cracked pipe boot is $250 now and a ceiling repair later. May is the best month for the annual check, because it puts anything that needs doing in front of hurricane season rather than behind it.

What does a roof inspection tell you that a home inspector does not?

A general home inspector looks at the roof from a ladder at the edge, or from the ground with binoculars, and reports what is visible. That is appropriate for their scope and it misses layer count, nailing pattern, flashing construction and anything on a slope they could not see. On a Rosharon purchase the roof is frequently the largest single item nobody priced properly, so a $250 report against a $16,000 roof is cheap information.

Buying a house in Brazoria County? Check the certificate first.

Before you go any further, search the address in TDI's public WPI-8 records. If the house was built on or after January 1, 1988 and there is no certificate on file for the roof, you are buying a property that TWIA can insure only under the noncompliant provisions, with a 15% surcharge on the premium. That is a real, ongoing cost that belongs in your offer.

What if the inspection finds nothing wrong?

Then you get told that, which happens often enough after a storm that it is worth saying plainly. Somewhere between a third and half of the post-storm inspections we do end with a roof that has years left and no claim worth filing. There is no upsell attached to that outcome, and telling people their roof is fine is the reason a lot of them ring back three years later when it genuinely is not.

Roof inspection questions

How much does a roof inspection cost in Rosharon?

Nothing for homeowners. A documented pre-purchase report with photographs, a remaining-life estimate and a records check is $250. A windstorm engineer inspection, which is a TDI process leading to a certificate, is $300 to $800.

How long does an inspection take?

Forty-five minutes to an hour and a half depending on size and complexity, plus attic time. Pre-purchase reports come back within about two working days.

Can you tell how old my roof is?

Within a few years, from granule condition, shingle profile, flashing style and what the attic side looks like. The precise answer often comes from somewhere else entirely: the permit record, or the WPI-8 search, which is dated. On houses around Iowa Colony and the newer 288-corridor subdivisions the build date usually settles it, because the original roof is still up there.

Will you go in the attic?

Yes, and it is half the value of the visit. Decking staining, daylight through sheathing and blocked soffit baffles are invisible from on top of the roof and they are frequently the actual problem.
